It’s just the first step of the home building process, but it’s often one of the most exciting until you’re moving your belongings in. Site preparation includes tasks such as excavation and staking. A site engineer and your architect have determined how your property should be located on the lot. Craftsmen will clear, excavate, and level the lot accordingly. Then, stakes with flags will be driven into the ground to mark the footprint of your future home.
The next step is to pour concrete and place the footers. Concrete footers are very important as they serve as the base the foundation of your home sits on, and will for many years. Once footers are in place and have passed inspection, the foundation is built. The foundation of your home may be a full basement, or simply a slab. Next you’ll see framing go up. As the name implies, the floors, roof, walls are framed and you’ll visualize your home for the very first time. Finally, framing is inspected, and once it is approved the exterior finishes are applied.
Next, important components like the heating and cooling system are installed, plumbing lines are run as well as the electrical. If selected, we also prewire homes for a security system, speakers, ethernet lines, etc. at this point. Upon closing, you may choose the security company to monitor. Drywall goes up and covers interior walls and ceilings. It is then sanded, receives a coat of primer, and sometimes we may even get to apply the first coat of paint.
The insulation is then intalled which is typically about a week process. This phase of the home building timeline is an exciting period for new owners, it might even motivate you to start packing already. After that you can expect flooring to be installed, then doors and the cabinetry get set in place. Trim is put up and the second coat of paint gets applied on the drywall. Your home is finally taking shape and looking like your architect’s renderings.
During that time, a lot of commotion happens on site as many trades are involved. We install faucets, light fixtures, plugs and appliances. If you’ve chosen to do so, now is the time your lot will be landscaped. The last few weeks of your home building timeline have finally arrived. When your home is turn-key ready, but before closing, we’ll perform a “final walk through” of the home to ensure that quality design and craftsmanship standards are met. From there our professional cleaners step in and make your new house shiny and spotless clean!
Time to take posession, move in and live your dream. By now, we have inspected the entire house and corrected any items from the “punch list”, hence why we are ready to turn the keys over to you. Once we do, your project manager will walk you through the property to introduce and go over all your home’s features, controls, compoments, warranties, overall maintenance, appliances, owners manuals and show you how to work the alarm system.

Upon sketching the build and choosing all the materials, appliances, and all the different options, your project manager will provide with a fully detailed estimate and projected timeline of completion.
Once you authorize us to start the work, we will sign all the required documents, order all necessary materials to start and schedule our crew according to schedule.
